About me

Hi, my name is Paul and I started investing in rental property about 20 years ago. Even before that, I got into the world of creative real estate financing when I purchased a new home and couldn't sell my old home (those were the days of 15% mortgage interest rates!). I ended up using "wrap around" seller financing to unload my first home.

Several years latter I spotted a house in a good neighborhood that looked grossly under priced. It was a single family home built in 1850 that had been converted to a real estate office. It was a wreck inside. I fixed it up myself and converted it to a tri-plex. Over the next couple of years I bought 12 properties and tried to fix them up and rent them out while holding down a full time job.

I made lots of mistakes and learned many things about being a landlord - many of them unpleasant. My employer transferred me to another State and I sold my rental properties. After a couple of years in my new location, I got the urge to invest again. Only this time I had found a strategy that eliminated most of the headaches.

In the 16 years of owning rental property investments, I've purchased over 30 properties - single, multi-family units and a commercial property. I've done short sales, bought foreclosures and used every type of financing technique known. I've also taught myself to do just about every job - from plumbing to wiring to drywall and even installing H&V systems.

I maintain an active portfolio of houses which I "rent to own" while still working full time. The properties have a positive cash flow and take up little of my time. The economy doesn't affect my properties because of the techniques I've learned - in fact the opportunity seems higher to me now because there are more motivated sellers and motivated buyers locked out by the reduction in available credit.
