I've used creative real estate ideas for investment rental property in a number of different ways. You are not limited by what a Realtor will tell you. Here's some examples: - bought using a local bank with a conventional 20% down payment
- purchased using a mortgage broker and borrowing against my 401k for the down payment
- buy using seller financing for 90% of the sales prices with a 10% down payment
- bought using seller financing for 20% down payment with bank holding a first mortgage on 80%
- purchase with funds from my IRA
- buy with funds from someone else's IRA
- paid cash using a HELOC from either my home as well as a HELOC from a rental
- used letters to find homes in pre-foreclosure based on lis pendens filings
- negotiated short sales from banks on both first and second mortgages
- purchased property in foreclosure from banks
- use a "rent to own" strategy to rent or sell property
- sold property using a Land Contract
- buy property "as-is" at a significant discount
- asked seller to pay closing costs and provide "new carpet" allowance
- provided seller with extra quick closing
There are hundreds of ways to structure deals often limited only by your imagination. Unfortunately, Realtors often get in the way of creative real estate investing deals. If you are buying directly from a seller you can often find a need and come up with a win-win solution.
