As anyone that has been following this website for the past 4 years knows, the opportunity to buy rental houses has never been better. Prices are down and desperate sellers are everywhere. Now comes news that the Fed Chairman himself, Ben Bernanke, has announced that the way to solve the housing crisis is through selling foreclosed properties to real estate investors. Now the program to do this is not quite clear as the Fed hopes to sell in bulk to large investors. But many of those large investors will unload their inventory quickly to small rental property buyers rather then try to rent themselves or sell at retail. So keep looking for potential rental properties to come on the market quickly and be ready to act when they do.

I've gotten a few emails from investors asking about buying a foreclosure and just renting it back to the former owners. It seems like a win-win and sometimes it may be. However, if you ever have to evict the tenant you are likely in for the fight of your career as an investor. People that won't move when a bank forecloses on them are less likely to move out of a house they think they own with an eviction. You should also be aware that in a short sale, banks often state that the house cannot be rented back to the former owner. Finding a new tenant is the best option in a situation like this.
