Investment Property Calculator

An investment property calculator can be very simple. Before investing in rental property use a calculator to guide your decision about buying investment properties. You can use Excel to build your own investment property calculator or download the real estate calculator on this page.

Some of the basic factors you might want to use when building your own rental property calculator are:

  • Purchase price - how much will you pay for the property

  • Down payment

  • Closing costs

  • After repaired value - what is the property worth after you repair it?

  • Monthly costs - sum of the following

    • mortgage

    • taxes

    • rental property insurance

    • maintenance costs (budget long term items like a roof or furnace)

    • Property management costs if you do not manage yourself this is often 5% of rental income

  • Immediate repair costs before you can rent the property out

For a quick and easy way of estimating monthly costs, use the 40% rule of buying rental properties .
