There are thousands of real estate books available on the market. Go to Amazon and search "real estate investing" or "rental property" and you will get titles to lots of good books.
There are some types of books that I would recommend that you stay away from. Books with titles like "get rich" "nothing down" or "millionaire" are probably just peddling hope and hype. I also would stay away from a few authors because much of what they say is too much hype - people like Wade Cook, Robert Allen and Robert Kiyosaki (though I do recommend one of his "advisers" books) are repeat offenders.
Before you buy any books on Amazon, check with your local library and see if any titles are available. You can peruse a few dozen books in an afternoon and see if they are worth the purchase price.
I have a few really good books that I found to be well worth the purchase price.
Buy Low, Rent Smart, Sell High by Scott Frank and Andy Heller is a great starter book for those interested in the
Rent to own concept
that has served me so well. Frank and Heller outline provide an easy to understand analysis of the lease-purchase method with lots of insightful tips. They outline a nice plan to build your net worth by investing in single family homes. Before I found this book I paid a "guru" $450 for his lease-purchase course.
There was not much more in the course than there is in this inexpensive book.
Real Estate Loop-holes by Diane Kennedy - a Rich Dad book. This book deals with
tax issues, real estate legal issues, 1031 Exchanges,
etc. I think that it is a good resource for a beginner. You don't have to be an expert but you should be aware of the issues Kennedy addresses.
This real estate book is the bible of cost estimating and you should buy a copy of this book and keep it handy. It will give you an idea of what things cost and help keep you from underestimating costs to fix or rehab your rental property investment.
By all means read as many real estate books as possible. Although the Internet is a great resource, being able to read a book, underline passages and make notes in the margins is a great way to help you learn and brainstorm new rental property investment ideas.
