Lease Purchase and Option to Buy Forms

The following forms are what I use to lease-purchase my properties. Note that the lease and option are two separate documents. I recommend that you ask for a separate refundable deposit for the lease and a non-refundable option payment.

Free Real Estate Sales Contract

The following is a free real estate purchase agreement. Usually valid sales contracts do not have to be on any specific form. However, I recommend that you request a copy of a real estate contract from a local real estate agent. You can copy that or modify this simple contract for your purposes. Real estate lawyers like the longer versions.

Lead Paint Disclosure

This disclosure is typically required for all sales contracts now. Many recommend that it is also used whenever you lease your property.
