Rental Property Application Form

Here's a rental property application form. Never rent your property without properly taking information on a written form. The most important reason is not about the potential tenant - it's for your protection! We live in a litigious society and without document to show that you are not discriminating against any applicant based on race, number of children, ethnicity, religion, disabilities, etc. you open yourself up to a lawsuit. Don't throw away any rental property applications so that you can supply a paper trail if you ever face any discrimination claims.

Another reason to take a written application is that sometimes the first applicant flakes out. Having information for alternatives allows you to quickly fill your property.

Should you take an rental application fee? Many landlords do since it costs money to get a credit check. Since I use a rent to own strategy and require option money as well as a security deposit, I pre-qualify tenants before I even take their application.

So what should you include in the rental application form? Here are some pointers:

  • Personal information and copies of licenses - I usually drive by their current residence to see if they are keeping up the condition of that property.

  • Get the names and number of at least two past landlords (the current landlord may be wanting to get rid of them and provide a more favorable appraisal)

  • Non-related references

  • Emergency contacts - For the obvious reason but also if your tenant disappears this may be a way to track them down

  • Permission to check their credit history
